Keep Up With Maui Real Estate Market Trends With February 2019 Statistics

For the past year real estate on Maui has been booming. Hawaii houses are selling fast, and for more, as inventory increases on the island. It’s always refreshing to know that our little island community continues to grow in a stable and positive direction. This past month was no different, and even though some areas experienced a decrease in sales, it appears as if the market continues to remain active in Maui and South Maui real estate, as well.

According to the February 2019 real estate statistics from the Realtors Association of Maui, South Maui single-family homes sales were great. There were 14 Kihei homes for sale that were closed for a total of $12,941,200 at a median sales price of $910,000. This compares to January 2019 real estate stats in Kihei where only eight homes sold for a total of $7,417,850 at a median sales price of $806,425. And while sales were up compared to the previous period, they were a little down compared to the same time the previous year (though not enough to worry about). During February of 2018, only 18 homes sold for a total of $34,791,998 at a median sales price of $680,000. As for Wailea and Makena real estate, there was one home that sold for $1,900,000. That’s down from last month where three single-family homes were for a total of $5,231,000 and a median sales price of $1,700,000 — only one home sold during the same time last year for $9,300,000.

Looking at Maui condos for sale in Kihei, there were 57 units sold for a total of $30,313,625 at a median sales price of $488,000. Last period 38 condos sold for $21,579,499 at a median sales price of $492,000. Sales are up for February here compared to February 2018 where only 46 condos sold for $22,512,950 at a lesser median sales price of $452,500. In Wailea and Makena, there were 11 sold for $14,255,500 at a median sales price of $1,200,000. Last month 12 condos sold for $18, 694,100 at a median sales price of $1,344,550. While last year there were more sales during February (18), the median sales price was lower at around $963,228.
