Maui’s commercial space will be expanding soon, in response to demand for economic opportunity in paradise. Most of the island’s economy is driven by tourism, but there are many other kinds of businesses here, and we will probably be seeing some new ones arrive with the completion of the new 86-acre, 28-lot industrial park under construction in Central Maui.
The project is known as Pulehunui Industrial Park, and its sales prices will range from an estimated $16 to $24 per square foot, according to project developer CMBY 2011 Investment LLC. They’ve spent the past five years obtaining the entitlements needed for the project, which will provide space for heavy industrial uses like construction and lumber baseyards, as well as recycling, manufacturing, storage, stockpiling, etc.
Pulehunui is located on a central Maui property along Mokulele Highway between Kahului and Kihei. Construction should start in the second quarter of 2017 and the project should be completed by 2018. One of the contractors for the project, Goodfellow Bros., will in fact be buying one of the parcels at the park for its own Maui field operations center.
On a side note, this project is being built within the county’s designated planned urban growth boundary, which is meant to help keep up with demand for these kinds of facilities. Along with most development projects on Maui, this one required a rigorous evaluation before getting the go ahead from the county. The state Department of Land and Natural Resources owns the land surrounding the park. The sales for Pulehunui are being handled by Commercial Properties of Maui broker Ben Walin.
