According to the latest statistics from the Maui Realtors Association, new listings are down on Maui but prices for condominium homes continue to increase.

The latest report states that new listings on Maui for single family homes and condos both decreased during the month of August. Single residential family homes decreased by 18.1 percent and 25 percent for condominiums. The good news is sale prices increased by 27.5 percent to $700,000 for condos on Maui.

Other findings for South Maui during the month of August include, single family homes in Maui Meadows had one unit sold at $815,000, that’s down from seven sales in the same neighborhood last month and comes with a median sales price of $1,395,000. During the same time last year, six units were sold with a median sales price of $1,006,250.

Kihei real estate saw 20 condo units sold during the month of August with a median sales price of $731,000. Last month there were 17 homes sold at a median sales price of $725,000 and during the same time last year, there were 15 units sold at $689,500. In Wailea real estate there were two units sold at a median sales price of $1,445,000, seven units sold last month with median sales at $2,430,000. No homes were sold in the same neighborhood during the same time last year.

As for South Maui condominiums, Kihei had 51 units sold at a median price of $425,000. Last month 52 were sold with a median sales price of $388,000. There were 49 units sold during the same time last year with a median sales price of $385,000. In Wailea, 19 condos were sold at a median sales price of $1,101,217, 19 were sold last month at $1,375,000 and five were sold during the same time last year at $1,900,000.

On Maui overall, pending sales decreased by 6.1 percent for single family homes and 22.8 percent for condos. Inventory decreased by 15.7 percent for single family homes and 18.4 percent for condos. Months supply of inventory decreased by 13.1 percent for single family homes and 25 percent for condos.
